TM Architects are acting as executive architects for One Housing Group on the construction stage of a residential-led development in Tottenham. The project has a complex history and TM Architects were originally appointed to carry out an audit on the partially-completed construction work, carried out by another developer, which resulted in a series of recommendations in relation to compliance with planning and technical and design improvements. We also made a series of proposals for design amendments, working within the constraints of the original planning permission as far as possible, but maximising value in terms of quality of internal space and amenity, improved entrance arrangements, and refuse storage.
TMA were then appointed to work as architects to project completion, due in summer 2017, including submission of a material amendments planning application for the improvements, which received consent in Sept. 2016.
The development provides 42 new flats, ranging from 1-bed to 4-bed and arranged around four cores, in a mix of Shared Ownership and Private Sale. There is a shared landscaped courtyard with resident parking. A small commercial unit fronts the High Road at ground floor level.
Proposed improvements include upgrade of the thermal envelope, re-design of entrance areas, improved flat layouts and inclusion of en suites where possible, reconstruction of the outer leaf to achieve a high-quality brick and render finish.
The project is being carried out as a Construction Management contract. This flexible and collaborative procurement route offers significant advantages for our client in terms of design flexibility and cost-effective quality control – particularly suited to the delivery of such a complex project.
