The project brief was to revise an outline planning consent for up to 220 houses and flats on a brownfield site in Dover into a scheme for houses only. This involved re-submission of outline planning information and key plans and developing the design for submission of reserved matters for Phase One.
The site is a former factory site in a steep valley to the south-west of the town centre. The 2.84 ha site is surrounded to the north-west by open countryside and the western half falls within an Area of Outstanding Natural Beauty.
Development involves cutting and filling the existing ground levels to suit the new road layout.
Proposals included developing a series of house types with a distinctive appearance and language. The first phase is on an elevated part of the site and therefore will be highly visible. Houses are arranged around a central open space, stepping up the slope, and creating a sense of place where none currently exists.
